Dubai property Golden Visa: verify ownership and finance documents first

Dubai property investors should confirm the AED 2 million threshold, ownership evidence and mortgage documentation with official services before applying.

Property buyers considering Dubai's Golden Visa should check the immigration conditions before treating residence as part of a purchase package. The Dubai Land Department service describes an application route for qualifying property investment of at least AED 2 million and a renewable ten-year residence permit.

The key word is application. Ownership at a headline price does not, by itself, prove that the applicant has supplied the right documents or completed the residence process.

Check how the investment is documented

DLD lists a passport, title deed or electronic ownership certificate, photograph and existing UAE identity or residence documents where applicable. Its page also addresses mortgage-related bank evidence. The GDRFA investor service describes qualifying property ownership, including a minimum qualifying value for a share in jointly owned property, and certification through land-department records.

For a mortgaged purchase, ask the authorised service centre what bank letter and ownership evidence it will accept for your exact case. Do not rely on a broad sales claim that every financing structure is treated identically. Put the question in writing and retain the answer with your purchase records.

Separate purchase costs from residence costs

DLD publishes a residence-service fee breakdown and a processing estimate. Those amounts should be checked when applying; they are separate from the price of the property, financing costs, transaction charges and ongoing ownership expenses. Family applications can add their own costs and documentary requirements.

Make a checklist before submitting: the name on the title, ownership share, passport details, the qualifying valuation evidence, any bank consent and your current immigration position. Resolve inconsistent spelling or an incomplete title document early.

The residence decision belongs to the competent authority. A developer brochure or agent's estimate is useful commercial information, but it should not be treated as an immigration approval. For a significant purchase, obtain independent advice on the investment itself as well as confirmation of the visa route.
